Most good things are worth waiting for. If you are to establish a long-term relationship with a stock, it better be a quality stock. Time is a powerful force, with it we can overcome poor choices, poor timing and bad decisions. Without it, we immediately are forced to pay for our indiscretions. When it come to building retirement income, I look for stocks that have consistently increased their dividends for many consecutive years.

Below are several stocks building future gratification through with the promise of higher future cash dividends:

RLJ Lodging Trust (RLJ) is an independent equity real estate investment trust. March 15th the company increased its quarterly dividend 10% to $0.165 per common share. The dividend is payable on April 13, 2012, to shareholders of record as of March 30, 2012. The yield based on the new payout is 3.8%.

Air Products and Chemicals, Inc. (APD) provides atmospheric gases, process and specialty gases, performance materials, equipment, and services worldwide. March 15th the company increased its quarterly dividend 10% to $0.64 per share. The dividend is payable on May 14, 2012 to shareholders of record at the close of business on April 2, 2012. This marks the 30th consecutive year that Air Products has increased its dividend payment. The yield based on the new payout is 2.8%.

Washington Trust Bancorp, Inc. (WASH) operates as the holding company for The Washington Trust Company that offers various financial products and services to individuals and businesses. March 15th the company increased its quarterly dividend to $0.23 per share. The dividend is payable April 13, 2012 to shareholders of record on March 30, 2012. The yield based on the new payout is 3.8%.

Newcastle Investment Corp. (NCT) operates as a real estate investment and finance company that invests in and manages a portfolio consisting primarily of real estate securities. March 14th the company increased its quarterly dividend 33% to $0.24 per share. The dividend is payable April 16, 2012, to stockholders of record as of April 2, 2012. The yield based on the new payout is 2.1%.

Cliffs Natural Resources Inc. (CLF), a mining and natural resources company, engages in the production of iron ore pellets, fines and lump ore, and metallurgical coal.March 13th the company increased its quarterly dividend 123% to $0.625 per share. the dividend is payable June 1, 2012, to shareholders of record on the close of business on April 29, 2012. The yield based on the new payout is 3.9%.

U.S. Bancorp (USB), a financial services holding company, provides various banking and financial services in the United States. March 13th the company increased its quarterly dividend 56% to $0.195 per share. The dividend is payable on April 16, 2012, to shareholders of record at the close of business on March 30, 2012. The yield based on the new payout is 2.5%.

BB&T Corporation (BBT) operates as a financial holding company for Branch Banking and Trust Company that provides various banking and trust services for retail and commercial clients. March 13th the company increased its quarterly dividend 25% to $0.20 per share. The dividend is payable May 1, 2012, to shareholders of record as of April 9, 2012. The yield based on the new payout is 2.6%.

Realty Income Corporation (O) engages in the acquisition and ownership of commercial retail real estate properties in the United States. March 13th the company increased its monthly dividend to to $0.1458125 per share. The dividend is payable April 16, 2012 to shareholders of record as of April 2, 2012. This is the 58th consecutive quarterly increase and the 65th dividend increase since Realty Income went public in 1994. The yield based on the new payout is 4.6%.

Wells Fargo & Company (WFC), through its subsidiaries, provides retail, commercial, and corporate banking services primarily in the United States. March 13th the company announced an additional first quarter dividend on its common stock of $0.10 per share, which together with the $0.12 per share dividend previously declared on January 24, 2012, brings the total dividend declared for the first quarter to $0.22 per share. The additional dividend is payable March 30, 2012, to stockholders of record on March 26, 2012. The yield based on the new payout is 2.6%.

JP Morgan Chase & Co. (JPM), a financial holding company, provides various financial services worldwide. March 13th the company increased its quarterly dividend 20% to $0.30 per share. The dividend is payable April 30, 2012 to stockholders of record at the close of business on April 5, 2012. The yield based on the new payout is 2.8%.

Xilinx, Inc. (XLNX) designs, develops, and markets programmable platforms in North America, the Asia Pacific, Europe, and Japan. March 13th the company increased its quarterly dividend 15.8% to $0.22 per share. The dividend is payable on June 6, 2012 to all stockholders of record at the close of business on May 16, 2012. The yield based on the new payout is 2.4%.

Camden Property Trust (CPT) is a real estate investment trust (REIT) that engages in the ownership, development, construction, and management of middle- to upper-market multifamily communities. March 8th the company increased its quarterly dividend 14.3% to 0.56 per share. The dividend is payable on April 17, 2012 to shareholders of record as of March 30, 2012. The yield based on the new payout is 3.5%.

Selecting stocks with increasing dividends is critical for an income growth strategy. The above list contains stocks that recently raised their dividends and those expected to in 2012; it is not a list of recommend buys.
