    Thanks for the kind words. Debt load coverage has improved more than 50% over last few years and company has OCF to cover interest coverage easily. 15mm stock buyback authorization is drop in the bucket (Less than 3% of the float) and at least has good timing in buying stock near the lows. Company has had a few earnings misses after many quarters of beating estimates.....once they start to meet or beat again, stock should easily get back to $9 in my opinion.

    I own a blackberry....one of the last holdouts.......just saying stock has gotten ahead of itself, and management does not exactly inspire confidence. Lumia is a great phone as well.

    You could say the same thing about the Lumia which was hugely tested and got basically great reviews....but not moving that much in marketplace. Think the good news is all priced in and significant downside if company hits any bump....and that is my opinion and why its called a market. We shall see. Happy Hunting

    Common issue when it comes to REITS and MLPS. You need to look more at the cash flow statement. LXP has been steadily growing OCF over the past few years. The difference is depreciation, which has to be taken into consideration. Without the $180mm/annually in depreciation, LXP would not be showing any issues with payout ratio. So, ask yourself, are its buildings increasing in value even though they are being depreciated? When OCF starts going down, then I would be concerned. Just my take.
