    This is one of my core disagreements with Obama. Over and over he uses the phrase "millionaires and billionaires" as if the two should be IDENTICAL in the eyes of the tax system. They are literally an order of magnitude apart, however, and (assuming you agree with a progressive tax regime) should therefore be treated quite differently. Same issue with the way bureaucrats throw around "billions" and "trillions" w/regard to Federal spending. They've substituted political theater for reality at this point.

    No. It is a wealth engine. It is not expensive at all (I can trade $1 million worth of stock for $9!), unless you consider the savings you need to get started as an "expense". This engine, started early enough in one's lifetime and managed properly throughout, will provide freedom and security in one's later years.

    "Cosco has better pricies,and pay all workers more than WalMart."

    Classic "let them eat cake" comment. COST has "better prices" on bulk, high margin items that most WMT customers simply can't afford to purchase in bulk. Same reason the dollar stores thrive in recessions - people buy smaller amounts and live hand to mouth. COST pays better wages because their customers are better off. The two are simply not comparable.

    And the problem with that is? They built the most efficient merchandise distribution system in world history. In so doing, they did enormous amounts of good for people who likely would not have been able to afford many of these goods otherwise. They also provided employment for millions of people.

    Vanda...after reading just two of your comments, I'm wondering if you understand basic economics. The household income of the typical Costco shopper is 50% higher than that of WalMart. Costco won't take market share from WalMart because WalMart shoppers simply can't AFFORD to shop at Costco. They are "worlds" apart, no matter what you think is "happening".

    Granted. But without growing incomes and a freeing up of mortgage credit (driven other than by the banks saying the appreciation game is on again - which really would be a bubble), why are the phenomena you describe above not a "one time" event?

    At no point on the chart you describe is there an interest rate regime anything like the one we have to today, i.e.; hugely skewed to the downside by Fed subsidy. This fact makes any assumptions about future temporal relationships between mortgage rates and house prices highly questionable.
