I have no idea though why the maguire common trades at a premium to the preferred. That is a real mystery, but it has been going on for a couple of months.]]>

Really liked the idea. I did some work on my own and purchased a few depositary receipts. I have no idea about the $170 valuation that the real estate fund threw out. But, I backed into a valuation around $120/receipt. I've lived in Boston for a while. Many of the units (the ones in Boston, Allston, Brookline and Watertown) are going to be worth well more than $115,000. Alot of the other older buildings (Acton, Malden) would likely trade like the Foxboro building ($115,000 per apt.).

!0-k states that the management company is paid 4% of rents. The management company is owned by the General Partners of NEN. Any idea if 4% is high? I'd heard that this is something like 10x normal.

Have you ever been to an annual meeting for the company? I wonder if the Board has been pressed on their fiduciary duties to all partners and not just the general partners.

Jurp:in there last 10-Q they had 32 units vacant out of 2377. In there most recent qtr they had 8 million in revenues (most of it being rent a small amount being laundry income)
CrossProfit:The market in Boston seems to be Ok as the company operates at a low vacany rate - but im not an expert on the economic situation in Boston ]]>

As foreclosures increase, rents should benefit as people still need a place to live and may not be able to afford buying immediately after a foreclosure.

A synopsis of the rental situation in the Boston area would be most helpful. Perhaps you could submit a follow-up article including rental comparisons. NEN is most likely to assist with the information if you fax them.
