    You did not get my point. I am not looking to refinance or to get a home equity loan. I am doing research on home prices, which are miss-stated in those housing price indices. I am merely pointing out that banks will find a value for your home where they can refuse your business. I agree that the Appraised Value for property taxes is the correct home value because its based upon where a buyer and seller do a deal. If that's being done at $179,429, why does Zillow tell be my house is worth $258,500 and why is the servicing bank giving me a $274,000 value.

    My home is not an investment and I am glad the appraised value is low. It means that my property taxes should be lower in 2011.

    My definition of a pivot - A former support (value level) or resistance (risky level) that was violated during its time horizon becomes a magnet until that time horizon ends. For the Dow 10,379 is an annual level, 10,439 is for August, and 10,558 is for the remainder of the year.

    I do not advocate Buy Stops or Sell Stops.

    A value level is a price at which investors should add to long positions on share price weakness or to become less short on short positions using GTC limit orders.

    A risky level is a price at which investors should reduce long positions on share price strength, or to add to short positions using GTC limit orders.

    A pivot is a price that should be a magnet during the time frame specified. This is a level at which to consider more aggressive positions adjustments.

    I am extremely worried about community banks and I just finished a monthly update of my FDIC Quarterly Banking Report. 500 to 800 banks will fail over the next two years or so.
