    John, as usual, great point. Given the business model of the mREITs and the rate/curve exposure of the asset class, there is indeed risk. Some, such as RAS are smaller and warrant an additional premium. The lack of a rating is due to the lack of unsecured financing and the cost of obtaining and maintaining the rating. Would these be investment grade? No. These would fall into the BB category if I were to guess based on the risk profile and the levered nature of the REITs. That said, I believe that these are viable businesses - with risk - and that is also why I would invest in some of these up the capital structure in the preferred.

    The risk within the mREIT market is income volatility. While this may cause dividend volatility in the equity, the prefs get paid before them. mREITs are a viable asset class - think of them as banks with just mortgages and wholesale funding - and as a result, there are ways to invest in them. You can trade the curve, the spreads... in the equity, or you can buy the coupon of the preferreds. That said, you are exposed to rate risk. As rates move up, the price of the preferreds - rate driven - will necessarily fall. The larger coupon helps offset the price loss, giving some form of comfort.

    po, great picks. While the tech REITs have had a tough go of it, their balance sheets are decent and the preferreds are attractive. I have been a buyer of preferreds in both retirement and non-retirement accounts as the potential returns are greater - imho - than most other asset classes. The reason I initially got into preferreds was the ability to buy good companies lower in the capital structure rather than buying weak companies higher in the structure. Buy a good company any day.

    You are referring to a capital call. If the issue can't be treated as tier 1 capital, or there is an overwhelming likelihood it won't, it can be redeemed at par.

    I understand what you are saying, but getting a high coupon at a premium can work against you in the event of a call. One thing to consider is that lower coupons will get hit more than higher coupons as rates rise. The comfort with the yield is essential in any case as when you least want it, you will have it. Normally, I can be premium/discount agnostic (while many don't like premiums) depending on my objective. Running against a benchmark with a return bogey, has a different objective than managing a retirement account with a yield bogey.

    Blackstone is one of the largest real estate owners on the planet. If they are selling, it is something to consider. I realize they continue to hold the largest share of the REIT, but they are bringing it public now for a reason. Great feedback, thanks.

Dell is NOT a financial institution and not subject to the same volatility nor default and recovery assumptions. Don't understand the validity of the comparison.

    Do you buy dividend paying equities of "junk" rated companies? Non-cumulative and lower in the capital structure. Just saying. Buffet must only buy investment grade companies - unlike his namesake.

    Normal long rates? I am not sure what normal rates are as they vary depending on the cycle, financial conditions... Then you must consider the investment grade market at 200 below "normal rates" to be insane and therefore a huge short. Sorry, the logic isn't logical. If you can invest in historical averages, please share as I can only invest in what exists today.
