    Joe, ARR's trend is consistent. How they handle a 10 year 1.7%; and buy non agency paper - will be an interesting journey.

    MLP's, Dividend Aristrocrats, REIT's all fully valued. There are plenty of good dividend income names out there still.

    I don't want to lose cap appreciation due to an over valued dividend stock.
