Didn't Mr. McGuire double count the Agribuisness of Alex?

First count the land value, then add some "long term" EBITDA multiple to the agribuisness as if land was free? Shouldn't that EBITDA be reduced for renting the land? Land value was already accounted for by Mr. McGuire's valuation!

I don't take his valuation at face value and well then I don't trust the rest of it neither!
