    You can't fight the forces of demographics: In almost every western country, the peak in real estate prices has coincided very closely with the peak in dependency ratios - the proportion of working age population relative to older folks. In other words, it doesn't bode well for a country's standard of living when pensioners start to outnumber workers.

    How about when the % of population that pay no income tax and even receive ' negative income tax ' , that is earned income tax credit, is a greater and greater % ??
