LOCAL MARKET REPORT (TAMPA, FL)

Real estate experts derive analysis from two places: opinion and statistics. The latter, of course, typically determines the investment protocol in the housing and financial sectors. With property prices still seeing a continued decline, in a majority of metropolitan markets, investors seek profitable rental assets in the form of residential and commercial real estate. The golden questions remain as such:

· Which markets are profitable today (short term)?

· Which markets are profitable tomorrow (long term)?

· Where can I acquisition the highest yield?

While research has indicated a decline in first time home-ownership after the expiration of the tax credit, expanded purchase roles have been showcased in multiple Florida markets. The likelihood of rising interest rates, tax benefits of home ownership, low retail price margins, and opportunistic funding options now have new buyers seeking homes.

Leo Wells, founder of Wells Real Estate Funds, favors Florida and Texas markets due to both lacking state income tax. Denise Kalette notes that "jobs hold the key to recovery in commercial real estate markets."

So where to go for profitable investing seems to be, both, as simple and puzzling as ever.
