Now take that chart and compare it to total nonfarm jobs on a NSA basis then smooth the data with a 12 month moving average and the look at it over its 50 year history....lots of room to run (future pent up demand)

    From Calculated Risk,,,

"Based on estimates of household formation and demographics, I expect sales to increase to 750 to 800 thousand over the next several years - substantially higher than the 428 thousand sales in 2013. This suggests significant upside over the next several years. So I expect the housing recovery to continue.

Participation rate is degrading too rapidly compared to job creation....that's assuming the jobs created generate enough income for people to be able to afford purchasing a home.

With the Congressional Flood Insurance Biggert-Waters Fiasco, not surprised the housing market cooled off. Congress effectively pumped 2 bullets into the body of the recovering market and then patted itself on the back for a job well done.

    So short sighted.

Cold weather? Check out the Papaswamp chart above. It hasn't been cold since 2008, except metaphorically.
