Starwood Property Trust finances California office complex purchase and rehab

The 1M square foot California Center office complex in Pleasanton, CA was purchased by Swift Real Estate Partners for $160M. Starwood (STWD) provided $152M in financing, but before anyone worries about too steep of a LTV ratio, just $106.5M is for the purchase, and $45.5M will be used to pay for capital improvements.

    I don't know what to think? I sold my shares when it reached $23.00 & lost money.
    Now I want to by back the shares? Any comment? Help!

    As a frequent holder of stwd on a couple of occasions I have purchased shares only to find more shares floated at a lower price suggest you wait thinking this will happen again.

    Hi Barbara1,


    My personal suggestion for what it's worth.. is when you buy REITs, buy good quality long term cash generating ones - ones that pay a healthy Dividend and have been growing and don't bother selling them.


    STWD has been growing for the last 5 yrs, they pay a healthy dividend. They have grown from 1.3B to 4.3B in Equity over 5 years..


    Take your time and hang on to them..


    Buying them for $24 or $22 in year the dividend of 8% practically covers this.
