Mortgage rates inch lower, 30-year fixed now averaging 4.12%

Mortgage rates were little changed in the latest Freddie Mac survey, as the 30-year fixed-rate mortgage averaged 4.12% in the week ending July 31 vs. 4.13% in the prior week.

The average 15-year fixed rate mortgage edged lower to 3.23% from 3.26% in the prior week.

A year ago, the respective 30-year and 15-year rates averaged 4.39% and 3.43%.
