Host Hotels -2.45%, can't hold post-earnings gains

• The company reported Q4 adjusted FFO per share of $0.41, up from $0.39 one year ago, and ahead of estimates by $0.04. Full-year AFFO per share of $1.69 vs. $1.54 earned in 2015.
• Q4 comparable hotel EBITDA up 4.3%; comparable RevPAR on a constant dollar basis up 1.7%, with a 0.6% increase in average room rate and 80 basis point gain in occupancy.
• 700K shares bought back during quarter at average price of $15.82 each; full year buybacks of 13.8M shares for $15.79 each. New buyback program of up to $500M is authorized.
• Full-year AFFO per share is guided to $1.60-$1.70 vs. $1.69 earned in 2016. Consensus is for $1.65.
