Depends on how you define shadow inventory. My brother has two properties he'd like to sell but he's not interested in giving them away. They'll come on the market when it strengthens or he dies. Plenty of properties where the owners would like to upgrade, downsize or relocate and the market isn't there so they're not listing. Climb down from the ivory tower.
