It would be interesting to know if, and when, Wells' dividend will again get back to the .34 a share that investors enjoyed in late 2008 and early 2009. Is it government regulations that are preventing a gradual increase in the dividend, or is it simply a result of earnings that do not support a dividend increase at this point in time? I'd be interested in knowing if anyone has information about this issue.
