    KB Homes (KBH -2%) slips today after earlier pricing an offering of 5.5M shares at $18.25, a 2% discount to Wednesday's close. The home builder also said it plans to offer $200M of 1.375% convertible senior notes due 2019. MKM says that although there may be some near term weakness on the news, it still trades at a discount at its peers and is worth buying on the dip.

    KB Home (KBH) says preliminary quarter-to-date net orders for FQ1 were 750 through January 18, representing an increase of 54% Y/Y. However, the home builder notes that relative improvement is expected to moderate as the quarter continues. It also announces a $250M secondary offering consisting of $100M in common stock and $150M of convertible senior notes due 2019. Citigroup, Credit Suisse, BAMA and Deutsche Bank will act as joint book-running managers. Shares -3% AH.

    KB Home (KBH) makes the tie-up official, joining with current preferred mortgage lender Nationstar Mortgage (NSM) to form Home Community Mortgage, LLC, which will provide mortgage and banking services to KB Home customers. (PR)

    Dude, where's my margin? Despite its overall selling price increasing 14% Y/Y (earnings earlier), KB Home's (KBH) operating margin (adjusted) barely budged, growing just 10 bps to 15.2%. Check out the price of lumber over the last year. Shares -1.3% premarket.

Sales benefited from "better housing market conditions and increased demand for larger homes with more design options." Orders +4% to 1,557 units. Home deliveries +6%, average selling price +10% Q/Q to $270K, backlog +35% Y/Y to $618.6M, the highest FQ4 level since 2007. Expects housing demand to continue to strengthen. (PR)

    Everything to do with homebuilding moves up today on September's housing data surge: Hovanian (HOV +9.5%), KB Home (KBH +8.3%), Toll Bros. (TOL +2.5%), Ryland (RYL +4.4%), Standard Pacific (SPF +3.8%) and Meritage Homes (MTH +3.4%) all trade higher, as well as makers of fixtures like faucets and cabinets: Masco (MAS +1.4%), Fortune Brands Home & Security (FBHS +3%) and American Woodmark (AMWD +3%).

    More on foreclosures: Leading the national decline is California, where September filings dropped to the lowest since 2006. House prices in the areas surrounding L.A. and San Franciso are up 11% Y/Y, and the heat is starting to spread inland, according to one major beneficiary, KB Home (KBH). Inventory of a 3.2 month supply is about half of what's considered "balanced."

    KB Home (KBH +1%) suffers only a brief dip before recovering with the general market this morning, following a downgrade to Sell by Citigroup on valuation. Citi says the company is over-leveraged relative to its peers, and will likely need to raise capital to reduce its interest drag and scale up inventory. Separately, it ups Lennar (LEN +0.8%) to Neutral from sell, citing cautious optimism over a bump in housing starts.

    "There's a sense of recession fatigue," says KB Home's (KBH) Chris Cady, whose firm is seeing a 24% increase in the size of homes it's selling in real estate-scarred Sacramento. "Affordability is a key driver," he says. "I did all the pop-outs I could," boasts one buyer.

Net earnings swung to a surprise profit as the home-building company delivered more homes at higher prices. The company also reafirms that it expects to achieve profitability by Q412 and for FY13.
