    • 2015 FFO per share is expected at $2.55-$2.65, while 2014 should be $2.45-$2.47.
    • Updating on activity in Q4: Wholly-owned development starts comprise 5 projects for $98M. They total 556K square feet, of which 55% are pre-leased. The anticipated yield is 8.5%. Acquisitions will total $27.3M and consist of one vacant 374K square foot distribution building in SoCal. Dispositions-to-date total $70.7M of suburban office and non-core industrial properties totaling 745K square feet. Additional closings are expected before year-end.

    • Outliers to the downside in the industrial REIT sector in early action are DCT Industrial (DCT -1%) and Liberty Property Trust (LPT -1.2%) after BMO Capital pulls its Outperform ratings on the two.

    • Working today - and for the whole month of January - as the broader market sells off are the REITs. The sector - both the equity REITs and mREITs - had been punished in 2013 as rates moved higher starting last May, but another four basis point decline this morning brings the 10-year Treasury yield down to 2.66% after starting the year at about 3%.
    • At least for the mREITs, nearly all put in what may turn out to be major bottoms late in 2013 amid jitters over year-end tax-loss selling and the commencement of the taper - sell the rumor, buy the news ... indeed.
    • Mortgage REITs: Annaly (NLY +1.1%+7.4% YTD, American Capital (AGNC +1.3%+9.1%, Invesco (IVR +0.5%+6.7%, Anworth (ANH +0.6%+10.9%, Apollo Residential (AMTG +0.7%+9.1%, AG Mortgage Investment (MITT +0.6%+5.6%.

    Liberty Property Trust (LRY +1.8%) is upgraded while EastGroup Properties (EGP +0.5%) is reduced by Cowen & Co. LRY "is executing well on its portfolio repositioning plan that includes reducing its exposure to suburban office and increasing its weighting in industrial and CBD office"; the firm is less impressed with EGP’s prospects.
