    • LTC Properties (NYSE:LTC) acquired a 70-unit assisted living and memory care community near Athens, Georgia for $14.3M.
    • Property has been added to an existing master lease with an affiliate of Thrive Senior Living at an incremental cash yield of 8%.
    • The purpose-built, private-pay community has 90 licensed beds and is comprised of 50 assisted living units and 20 dedicated memory care units.
    • Georgia property takes LTC partnership with Thrive to three communities. Two more projects are expected to open by year end.

    • It's been a rough year for REITs (even with a nice post-Labor Day bounce), but 2016 should be better, says MUFG's Karin Ford, as long as Fed rate hikes are measured. At the moment, the betting looks to be on a 25 basis point move at every other meeting ... Is that measured enough?
    • Turning to property fundamentals, Ford sees sustained organic growth, strong demand, and "judicious" levels of new supply.
    • MUFG is overweight on HTA, LTC, and TRNO, neutral on ARE, ESS, and HCN, and underweight CPT.

They comprise 254 licensed beds, and will be added to the existing master lease with Senior Care Centers, LLC at an incremental cash yield of 8.25%. Rent will escalate annually by 2.5% through 2021, and 3% thereafter.
