    After a 72% Y/Y rise in the XHB, the housing recovery rates the cover at Barron's. "We're in the early stages," says Lennar (LEN) President Rick Beckwith. The industry could triple in size to 1.8M housing starts in the next 3-4 years, says Ivy Zelman, who thinks Lennar could earn $5.30/share in FY15 vs. $0.48 last year. A more speculative play is Beazer (BZH), which isn't yet profitable, but has eased short-term liquidity fears with recent capital raises.

    No bad news is good new for the homebuilders today, as the July Existing Home Sales report comes in largely as expected. Still, today's data shows that existing home sales are sharply underperforming the new home market, as seen in the contrast between today's small sales rise and last Thursday's 6.8% housing permits jump to a cycle-high 812k rate. TOL +4.7%, NVR +0.5%, DHI +5.1%, MDC +5.2%, LEN +4.9%, HOV +4,2%, RYL +4.8%, BZH +3.8%. ETFs: XHB +2%, ITB +2.8%.

    MKM Partners makes a bullish call on homebuilders, upgrading KB Home (KBH +1.8%) and D.R. Horton (DHI +1.7%) along the way. The firm expects new home sales growth to accelerate heading into fall, which in turn will lift valuations.     Homebuilder stocks are getting a lift today from record low mortgage rates, with the 30-year fixed-rate dropping to 3.67% and the 15-year fixed rate declining to 2.94%. Fannie Mae's Doug Duncan recalls the spring-to-summer slowdown pattern of each of the last two years: "If this pattern recurs, we expect that hopes for a meaningful housing recovery will be delayed once again."

    While April's surprising 5.5% decline in pending home sales is nothing to celebrate, MKM Partners finds it consistent with its view of a choppy early-stage housing recovery, and isn't overly concerned that a recovery is at risk. The firm sticks with its call to buy homebuilder stocks (XHB -3.7%) such as Toll Brothers (TOL -5.8%) and Pulte (PHM -4.1%) on dips.

    More on Toll Brothers (TOL) FQ2: swings to a net profit of $16.9M from a loss of $20.8M last year, helped by lower inventory writedowns. Homes delivered +14% to 671, net signed contracts +47%, cancellation rate falls to 2.4% from 3.9%. "It appears that the housing market has moved into a new and stronger phase of recovery," CEO Douglas Yearley says.
