    • Total occupancy at year-end of 87.1% gained 30 basis points from a year ago. Occupancy of the operating portfolio of 87.7% is up 70 bps Y/Y, and occupancy in the company's retail properties of 89.6% is up 90 bps.
    • WSR CEO Jim Mastandrea: "The majority of our tenants provide essential daily services that cannot be replicated online to meet the rising demand for convenience."

    • According to Reis, the vacancy rate for regional malls fell to 7.8% in Q4 from 7.9% a quarter earlier. The cycle peak of 9.4% was hit in 2011 Q3.
    • For neighborhood and community malls, the vacancy rate slipped to 10% from 10.1% The cycle peak was 11.1% in 2011 Q3.
    • Net absorption isn't that great, says Reis, but it's at least outpacing the sluggish pace of construction.
    • Rents continue to grow as well, up 0.5% in Q4, with asking rents up 2% Y/Y and effective rents up 2.2% - both a bit better than what 2014 saw.

    • The hard corner at Gilbert Tuscany Village contains a never-occupied 14.6K square foot Fresh & Easy Market store, and was purchased by WSR for $1.7M. The purchase should enhance the community center's drive-by traffic visibility and signage opportunity.
    • Gilbert Tuscany was originally purchased in June 2011 for $5M, or $101.18 per leasable square foot. At the time, occupancy was 16% and since has increased to 89%.

    • With the purchase of Quinlan Crossing, Whitestone REIT (NYSE:WSR) has four community-centered shopping centers totaling 356K square feet in the Austin market. Tossing in nearby San Antonio brings total space up to 644K square feet.
    • Quinlan Crossing was purchased for $37.5M, and "in-place" operating income is about $2.4M. The center is 95% leased.

    • The Fed may be determined to hike rates, but deflationary signals are everywhere, with Beijing the latest government to acknowledge such with its devaluation overnight.
    • Crude oil has taken out a new six-year low, tumbling another 4% to $43.15 per barrel, and copper's 3% decline has brought it to a fresh six-year low. The grains are all down by 2% or more, but gold is marginally higher.
    • The major U.S. averages are down more than 1%, and Europe fell 1.5% today.
    • The 10-year Treasury yield is lower by a full ten basis points to 2.13%.
