    • Equity REITs are facing some competition as the 10-year Treasury yield has popped all the way to 2.24% (up 11 bps on the session) following the strong jobs report which saw 295K jobs added in February and the unemployment rate dropping to 5.5%.
    • Checking short-term interest rate futures, they're falling (meaning higher rates), but still not pricing in a rate hike until late summer.

    • In the green early as the rest of the market sinks is American Campus Communities (ACC +0.7%) as Stifel Nicolaus - not scared off by about a 30% run higher over the past year - initiates with a Buy rating and $50 price target.

    • It's looking like a relative valuation call, as the downgrade to American Campus Communities (NYSE:ACC) by analyst Andrew Rosivach comes alongside a boost in the price target to $41 from $38 (last night's close: $43.69). Rosivach sees a 1% downside to the new price target vs. an average 7% upside for the rest of his coverage. "We believe ACC will trade at a lower multiple to other sectors with higher internal growth in a strong economic environment."
    • Education Realty Trust (NYSE:EDR) is also downgraded to Sell.

    • Education Realty Trust (NYSE:EDR) is boosted to a Buy from Hold at MLV & Co., while American Campus Communities (NYSE:ACC) is downgraded to Hold from Buy.
    • American Campus' Q3 beat estimates earlier this week and the company provided strong guidance, but the stock has failed to advance, perhaps suggesting to the MLV team the shares need a breather after a 20% gain this year. Of course, EDR is ahead 25% this year.

    • NOI for same store wholly-owned properties of $65.3M up 5.6% Y/Y. Occupancy of 97.5% up 70 basis points, with an average rental rate increase of 2.1%.
    • Company sees hitting the high end of its previously full-year guidance of FFO of $2.34-$2.41 and FFOM of $2.29-$2.37 per share.
