    REIT dividends are usually non-qualified an wil lbe taxed the same as ordinary income. That can make a big diference for a lot of people

    Do you really believe that real estate is finished being market down? REITS hold properties on their books at book value - that means they do NOT have to mark to market, as they intend them to be long term holdings. NO way to know what true market value is for properties acquired in the past few years - nor is that discounted market value reflected in the NAV.

    I am sorry but the REIT that you are reviewing has a history of decreasing its dividends to shareholders.

    In fact the quarterly dividend in 2008 is less than half what it was in 1994. If history were to repeat itself i would imagine that your yield on cost will be 3% by 2022...

    Why don't you just purchase reits that increase their dividends like NNN or O or ones that keep them constant like ACC?
