    Beazer Homes (BZH) announces a 1-for-5 reverse split . In addition, the number of authorized shares will be reduced from 180M shares to 100M shares. Shares will begin trading on a split-adjusted basis on October 12.

    Home builders (XHB +1.8%) ranked among today's top gainers on surging single-family housing starts and existing home sales rising at the highest pace since the first-time homebuyer tax credit artificially sparked sales in mid-2010. But hold the champagne; a Harvard analyst still sees single-family starts rising only to ~1M, "not even half-way back to where we should be in terms of long-term trends."

    Barry Ritholtz picks apart Barron's housing bottom call (its 3rd since 2008), noting among other things the heralded drop in distressed home sales (and increase in prices) is the result of a year of banks abating foreclosures during robosigning settlement discussions. As for homebuilders, factors driving their stock gains are far different from what drive home prices.

    After a 72% Y/Y rise in the XHB, the housing recovery rates the cover at Barron's. "We're in the early stages," says Lennar (LEN) President Rick Beckwith. The industry could triple in size to 1.8M housing starts in the next 3-4 years, says Ivy Zelman, who thinks Lennar could earn $5.30/share in FY15 vs. $0.48 last year. A more speculative play is Beazer (BZH), which isn't yet profitable, but has eased short-term liquidity fears with recent capital raises.

    Beazer Homes (BZH) calls for a special meeting of stockholders, whereupon it intends to recommend a 1-for-5 reverse stock split. The meeting will be held at 10:00 a.m. EDT on Thursday, October 11, 2012 at it's Headquarters in Atlanta, Georgia.

    No bad news is good new for the homebuilders today, as the July Existing Home Sales report comes in largely as expected. Still, today's data shows that existing home sales are sharply underperforming the new home market, as seen in the contrast between today's small sales rise and last Thursday's 6.8% housing permits jump to a cycle-high 812k rate. TOL +4.7%, NVR +0.5%, DHI +5.1%, MDC +5.2%, LEN +4.9%, HOV +4,2%, RYL +4.8%, BZH +3.8%. ETFs: XHB +2%, ITB +2.8%.

    Credit Suisse ups Beazer Homes USA (BZH +1.7% to $2.37) to neutral from underperform and gives it a target price of $2.50. Credit Suisse says it expects rising sales and an improving margin to bring down Beazer's losses, although the broker also increased its prediction for the homebuilder's FY losses to $1.20 a share from $1.18.

    MKM Partners makes a bullish call on homebuilders, upgrading KB Home (KBH +1.8%) and D.R. Horton (DHI +1.7%) along the way. The firm expects new home sales growth to accelerate heading into fall, which in turn will lift valuations. Positive comments made by KB following its FQ2 report, together with equity offerings from Meritage (MTH) and Beazer (BZH), are seen as reasons for optimism. (Hovnanian)

    Beazer Homes (BZH) -9.8% after saying it will offer $75M in common stock and the same amount in tangible equity units. Of the proceeds, the home builder plans invest up to $100M in real-estate in Florida, California, Texas, North Carolina and Arizona. (PR)

    A look at what homebuilders (XHB) are saying suggests there is something real behind the rally in their stocks; the three big builders reporting last week - MDC, SPF, BZH - said closings and net new orders rose nicely Y/Y and from two years earlier. But shares are much more expensive; investors buying home builders now should be comfortable buying the broader economy and stock market.
