    Homebuilders get a boost today from higher-than-anticipated new home sales in March. Sales of new single-family houses were at a seasonally adjusted annual rate of 328K, 7.1% below February, but 7.5% better than the prior year period: PulteGroup (PHM +5.5%), KB Homes (KBH +4.5%), DR Horton (DHI +4%), Beazer Homes (BZH +3.7%), Toll Brothers (TOL +2.6%).

    Among homebuilder shares, Toll Brothers' (TOL -4.9%) unexpected FQ1 loss outweighs January's rise in U.S. existing home sales: BZH -5.5%, KBH -4.5%, MHO -5.9%, MTH -5.5%, RYL -4.4%. Shares slide despite optimistic remarks from TOL CEO Doug Yearley that "in general the market feels healthier than it did one year ago."

    FBN Securities cuts five homebuilders on valuation today, saying the sector's strong move since August may have run its course. It cuts Ryland Group (RYL -0.8%) to Sector Perform, and Lennar (LEN -1.5%), Beazer Homes (BZH -2.6%), Hovnanian (HOV -5%) and Standard Pacific (SPF -0.9%) all to Underperform.

    The rally in KB Home (KBH +9.7%) today coincided with an SEC filing indicating that investment firm BlackRock had recently increased its KBH holdings to 7.2M, a 9.3% stake. The move extended the stock’s YTD gain to 78% and moving it closer to a golden cross; DHI and BZH are other large home builders already reaching that level.

    Lazard Capital Markets' Michael Lewis issues a warning shot over defense industry stocks, as he notes that the strategy of firms such as Northrop Grumman (NOC) and Booz Allen Hamilton (BZH) of growing profits by cutting costs could catch up to them this year. "All the low-hanging fruit has already been picked. There’s not much fat in the infrastructure."

    "Nothing says 'capitulation' like Calpers dumping sites at $35K a pop," tweets Jeff Matthews of the pension giant unloading thousands of properties on which it probably paid an average price in the $75K-$150K range. The fund now looks to real estate for stability and an inflation hedge, rather than for high yields. (see also)

    Shares of home builders pop (XHB +2%) after the NAHB index rose for the fourth straight month to its highest level since June 2007: HOV +7.5%, PHM +4.4%, LEN +3.5%, TOL +2.9%, KBH +4.1%, BZH +5.1%. But BTIG's Dan Greenhaus reminds that the index is at 25, still very low, and many headwinds remain that "should prevent broad improvement."

    Credit Suisse downgrades some homebuilders today on a combination of heady valuations and concern over a potentially choppy, uneven recovery. The firm cuts Beazer (BZH -2%), Meritage (MTH -3%) and The Ryland Group (RYL -3%) all to Underperform (I, II, III).

    A big jump in new orders booked by Lennar (LEN +7.1%) lifts up shares of the company - as well as helping ring in bold double-digit gains for peers. Ticonderoga Securities analyst Stephen East explains all the fuss: "Orders are the crown jewel in this release, up 20% to 3,027, ahead of any Street estimate we are aware of." Homebuilder advancers: KBH +14.1%, MHO +12.1%, HOV +15.8%, BZH +6%.

    Previously bearish big players are betting on a rebound in housing, buying the stocks and bonds of builders such as Pulte (PHM), Beazer (BZH), and Hovnanian (HOV). Ivy Zelman switches sides as well, believing higher rents will push would-be buyers out of their apartments. "The smartest money in the world has been carried out on stretchers betting on a true recovery for housing," cautions Mark Hanson.
