Toll is not stupid that way. He also changed his compensation to benefit significantly, no matter what happens.Where they are dumb is because they haqve no knowledge, or do not act on fundamental economics. Reply

How can anyone even suggest the stupidity of builders when Robert Toll sold off another mil+ of his company's stock? ReplyGM Best Stock Today - Fast Money Recap (9/2/08) [view article]
when it comes to $ there is no emotion, patriotism or ethics.that has to be pretty clear by now i would think. ReplyGM Best Stock Today - Fast Money Recap (9/2/08) [view article]
Why would anyone sell GM short or any large corporation short? That's a dangerous move plus I have always felt you have to be a little sick to want or to gamble on hugh American companies such as GM to go bankrupt.Daniel Kowkabany Reply

Hi, Judy.Great compilation, keep up the great work!
An interesting take on the Taylor Wimpey difficulties. A new housing project in Northern NV stalled in mid-2006, and the developer formed a joint venture with one of Taylor Wimpey's US subsidiaries.
The houses still aren't selling. There may be a writedown on this project, but nowhere near the size of the ones you mentioned. And it begs the question--Will Taylor Wimpey review its joint ventures and withdraw from those it feels aren't 'economically viable'? If that applies to the Nevada project, there may be some really good deals on nice homes in a year or two.
I'm waiting. Reply

Major builders halt building projects? Another major revelation !Where would be today if they had thought of this a year ago?
This industry is up there with automobiles and banks for the stupidity of managements. Reply

Breaking Down the Case-Shiller Index [view article]
I've also been studying this housing market metric and have put together a robust set of charting tools to depict this information. In addition to the simple aggregate indices (or year over year comparisons), users can also view an index for a market subset (e.g. higher price homes in Los Angeles). I think you'll find the difference between these market subsets yields an important perspective with the additional granularity. Also, the site picks up the latest futures prices from the Chicago Mercantile exchange providing a look ahead in the coming months and years. Let me know what you think! But seriously , if you can get yields of 8.5% I'd say you have to be doing something right... ReplyHomebuilders Try To Ride Tax Credit Wave [Housing Tracker] [view article]
There's an argument to get into. What is a reasonable compensation for a CEO? ReplyHomebuilders Try To Ride Tax Credit Wave [Housing Tracker] [view article]
Two years ago I was doing research on homebuilder stocks. Here are some of the things I learned:1. Many CEO's earned over One Million dollars a year AND were given other benefits like stock options.
2. None of them paid dividends with a yield over 7%.
3. The price to book ratios were too high. Some as high as 4.
4. Some had too much debt...debt to equity ratios over 2.5.
5. All CEO's were very optimistic about sales for 2006, 7, 8 and 9.
At the same time I watched TV shows saying "let us teach you how to make a fortune in real estate." or house flipping will make you 100% profits in 5 months...etc., etc.
Now the new speculators are the bottom feeders.
I don't understand how we have so many people who are general screwups.
A pipeline company I bought at that time had an annual yield of 7.2%, total debt to equity ratio of less than 1., Price to book ratio of 1.2, very reasonable CEO compensation, moved other people's products from Canada to the US., good assets and was profitable.
All of the above ratios are similar today but my yield is now 8.5%.
I wish all of my investments had good management like TCLP.
Long TCLP...which has Transcanada as the GP. Reply
