    • Both equity and mortgage REITs saw plenty of buying as nearly all of the rest of the market was lit up bright red, and Treasury ETFs signaled a sharp drop in yields when government bonds reopen for trade tomorrow (closed this session for Columbus Day).

    • The apartment building owner last night beat estimates on the top and bottom lines and raised full-year guidance.
    • This morning, ISI Group chimes in with an upgrade to Buy and $156 price target, citing expected contribution from AvalonBay's (AVB +2.2%) $3.2B development pipeline.
    • AVB results aren't necessarily filtering through to the rest of the apartment sector, which is mixed. Equity Residential (EQR +0.3%), Essex Property (ESS), Aimco (AIV -0.2%), Camden Properties (CPT -0.1%).

    • Equity Residential (EQR -1.1%) is the outlier on the downside in the apartment REIT sector after Jefferies downgrades the stock to Underperform following a strong run (+13%) thus far this year.

    • The equity REITs are particularly weak today as the 10-year Treasury yield heads higher by 4 basis points to 2.85%. Senior Housing (SNH -2.3%), Omega Healthcare (OHI -2.6%), American Realty Capital (ARCP -1.7%), Stag Industrial (STAG -2%), Equity Residential (EQR -1.4%).
    • Retail and shopping center/mall REITs also have the weak retail traffic numbers to mull over: Realty Income (O -1.4%), National Retail (NNN -2.8%), Simon Property (SPG -1.4%), General Growth (GGP -2.6%), Kimco (KIM -2.6%), Brixmor (BRX -0.8%).

    • In its Q2 earnings release, Equity Residential (EQR -2.9%) lowered the top end of FY13 normalized FFO guidance by a nickel to $2.80-$2.85/share as the midpoint of expense growth is expected at 3.25% vs. 3% a quarter ago.
    • Management calls lower guidance the result of the company completing its $4B disposition program a year ahead of expectations.
    • Occupancy expectations remain at 95.3% and the midpoint of revenue growth remains at 4.5%. (PR)
    • CEO David Neithercut offers some nice color on the earnings call. Asked about the institutional rush into single-family housing rentals (about to be securitized), he says the idea that single-family rentals can have the same operating margins as multifamily is "just a joke."

    Similar to a pattern seen a few times over the past few weeks, underneath a solid rally in the averages are big declines in a number of income favorites. The culprit again is falling Treasury prices, the long bond off more than a full point and yielding 3.32%. Some popular equity REITs: Equity Residential (EQR -1.3%), AvalonBay (AVB -1.4%), HCP (HCP -1.6%), Realty Income (O -2.6%), Senior Housing (SNH -2.9%), Omega Healthcare (OHI -1.3%), Government Properties (GOV -2%). Also: Continued rout in mREITs.

    More on Equity Residential (EQR -1.4%) Q1 earnings: Normalized Q1 FFO of $0.64/share up from $0.61 a year ago, with the Archstone acquisition in sum cutting $0.01 from the figure. Same-store NOI up 6.3% Y/Y. Company sold 63 properties for about $3B during quarter as it was closing $9B Archstone purchase. Q2 FFO guidance of $0.67-$0.71/share is below $0.72 consensus.
