- Friday, June 7, 2:45 PM Similar to a pattern seen a few times over the past few weeks, underneath a solid rally in the averages are big declines in a number of income favorites. The culprit again is falling Treasury prices, the long bond off more than a full point and yielding 3.32%. Some popular equity REITs: Equity Residential (EQR -1.3%), AvalonBay (AVB -1.4%), HCP (HCP -1.6%), Realty Income (O -2.6%), Senior Housing (SNH -2.9%), Omega Healthcare (OHI -1.3%), Government Properties (GOV -2%). - Tuesday, May 28, 4:20 AM It was an ugly day in fixed-income - (TLT -2.6%), (LQD -1%) - the 10-year Treasury yield up 15 bps to a 13-month high of 2.16%. Maybe more troubling for those borrowing short and lending long is a 12 bp jump in the 5-year yield to 1.01% (its up from 0.65% in a month), and a 4 bp pop in the 2-year yield to 0.28%. It was shoot first, ask questions last for many income plays such as mREITs (MORT -2.8%), equity REITs (HCN, HCP), utilities, and leveraged income funds (PHK). Owners of the leveraged short Treasury Fund (TBT +5.3%) throw a party, now up 16% in a month. Comment! [U.S. Economy, Financials]
- Thursday, May 16, 3:10 PM The dividend payments of Public Storage (PSA), Simon Property (SPG), and HCP make Imperial Capital's "Fit and Healthy" category as payouts exceed the level of Q4 2008. Remaining in the "Recovery Ward" are Boston Properties (BXP), Equity Residential (EQR), Vornado (VNO), and Kimco (KIM) - they've upped dividends but haven't yet recovered to pre-bust levels. - Monday, May 13, 1:56 PM The NAREIT U.S. REIT Index (IYR, VNQ) had a pretty good year just in April, rising 5.8% vs. the S&P up 1.9%. YTD through April, the index was up 15.44% vs. 12.74% for the S&P. Y/Y, REITs are up 22.2% vs. the S&P at 16.89% The best performers in April were the retail REITs (SPG, TCO, GGP, O, ARCP, PEI), gaining 9.9%. Taking a break were the timber REITs (PCH, PCL), down 1.6% in April after rising 7.3% the previous month. YTD, the leading REIT performer is Health Care (VTR, HCP, HCN HTA), +23.7%. Comment! - Monday, April 22, 1:49 PM Moody's upgrades its outlook for the equity REIT industry to Stable. The sector is "well positioned to handle the fragile economic outlook and the potential for rising interest rates," the ratings agency says, in a new report. Moody's Senior VP notes that REITs have "access to multiple capital sources … at historically low rates that have lengthened their debt maturity profiles," boosted earnings, and increased fixed charge coverage ratios. 1 Comment
