- Tuesday, April 10, 2012, 1:00 PM National home values increased 0.5% in February, according to Zillow, bringing the Y/Y decline to 4.5%. The rental market continues to shine, rents rising 2% Y/Y. Apartment rental REITs: ESS +18.2%, AVB +15.5%,EQR +7% Y/Y. 1 Comment [U.S. Economy]
- Friday, April 6, 2012, 11:00 AM The Trulia Price Monitor shows national house asking prices finally halting their slide and heading up in March, with a 1.4% Q/Q rise. The index bills itself as a leading indicator as opposed to the lagging Case-Shiller (whose January report included sales from contracts signed in September). Leading the move higher were big jumps in most all of Florida. 6 Comments [U.S. Economy]
- Thursday, April 5, 2012, 3:49 AM Office vacancies declined slightly in Q1 to 17.2% from 17.3%, but the sluggish rate of growth reflects broad uncertainty about the country's economic outlook. 7 Comments [U.S. Economy]
- Wednesday, April 4, 2012, 12:03 PM Mortgage lending standards continue to tighten, with the average borrower credit score for closed loan in February hitting 750 from 740 6 months ago. The average score for a "conforming" refinance hit 770, while the average scored of someone denied was 720 - in the past a number considered good credit. 2 Comments [U.S. Economy]
- Monday, April 2, 2012, 3:39 PM "All indications suggest that the key spring selling season has gotten off to a solid start," writes Wells Fargo, basing the conclusion mostly on anecdotal data. Of particular interest are sales gains not being dependent on incentives. Holding things back are conservative appraisals and tight underwriting, both of which should subside over the course of the year. 2 Comments [U.S. Economy]
- Tuesday, March 27, 2012, 9:14 AM More on Case-Shiller: The decline brings home prices for both the 10 and 20-city composites back to early 2003 levels. Atlanta, Cleveland, Detroit, and Las Vegas prices are below 2000 levels. Denver, Detroit, and Phoenix are the only cities to post positive Y/Y gains in January, while Miami, Phoenix, and D.C. were the only cities to post monthly gains. 1 Comment [U.S. Economy]
- Tuesday, March 27, 2012, 8:19 AM More on Lennar (LEN): New orders +33% Y/Y to 3,022 homes. Operating margin improves 240 basis points to 6%. "We have been able to increase sales prices and have started to reduce sales incentives," says CEO Miller. Shares +3.8% premarket. Comment! [U.S. Economy, Earnings]
- Monday, March 26, 2012, 3:53 PM The FHA is no longer insuring mortgages for anyone with a credit dispute of more than $1K. One attorney estimates the action could result in a 33-50% decrease in FHA originations this year. The FHA is under pressure - with the word bailout being tossed around - as its capital has slipped well beneath mandated levels. 3 Comments [U.S. Economy]
- Sunday, March 25, 2012, 9:27 AM "We are finding that homebuyers are no longer expecting home prices to decline further, which is creating some sense of urgency to buy now," says KB Home (KBH) CEO Jeff Mezger. A key reason for the Q1 miss is a "spike" in cancellation rates from customers unable to get mortgages, even those already with full loan approval letters. (h/t Joe Weisenthal) 93 Comments [U.S. Economy]
- Friday, March 23, 2012, 10:14 AM Stocks add to losses following disappointing new home sales (January revised lower as well). Builders certainly can't blame the weather or mortgage rates. Scott Barber points out NAHB optimism isn't yet being confirmed by better data on sales. S&P 500 -0.4%, Nasdaq -0.6%. 4 Comments [On the Move, U.S. Economy]
- Friday, March 23, 2012, 8:32 AM It's too far too fast for KB Home (KBH), plummeting 15.5% premarket on an earnings miss after a 67% moonshot in the shares YTD. Q1 net orders of 1,197 were off 8% from 2011 Q1. Gross margin declined to 9.7% from 12.6% a year ago. Order backlogs represent $460M in sales against $353.6M this time last year. 6 Comments [Earnings, On the Move, U.S. Economy]
- Wednesday, March 21, 2012, 8:12 AM The March Zillow Home Price Expectations Survey finds economists expecting prices to fall 0.7% in 2012, worse than the -0.2% forecast 90 days ago. Prices are expected to begin rising in 2013, but at a more muted pace than previously hoped. 2 Comments [U.S. Economy]
- Thursday, January 12, 2012, 2:08 AM December saw 205,024 foreclosure filings, a 9% decline M/M, a 20% decline Y/Y, and a 49-month low. Filings were down 34% Y/Y in 2011. But despite the seemingly positive slowdown, RealtyTrac says foreclosures were in "full delay mode" in 2011 and will rise once again in 2012 as lenders take action. 2 Comments [U.S. Economy]
- Thursday, December 15, 2011, 8:04 AM A new report by RealtyTrac shows banks seized 56,124 homes in November, down 17% from the previous month and the lowest since March 2008, and default notices fell 7.7% M/M to 71,730. But the declines are in-line with seasonal expectations, and the market still needs to contend with shadow inventory, regulatory uncertainty and consumer wariness. Comment! [U.S. Economy]
- Wednesday, October 5, 2011, 11:59 AM Real estate firms are routed, reflecting concerns that Europe's mounting debt crisis could filter down to hurt U.S. credit markets. "The direct impact is minimal, but indirectly, what we're worried about is the impact on the U.S. banks and how that impacts the availability and cost of capital for real-estate borrowers," Green Street Advisers says. AVB -4.4%, EQR -5.1%, KIM -4.2%. 2 Comments [U.S. Economy]
- Tuesday, August 30, 2011, 11:14 AM Jan Brzeski sees a divergence occurring in the commercial real estate market: prices for the broader market remain depressed, but those of "REIT-quality" properties have taken off. Brzeski attributes this divergence to a "flight to safety," and thinks investors are best-served by avoiding REIT shares and focusing on "less prestigious properties." Comment!

I am amazed that IYR is trading over $53. I estimate fair value (based on cap rate of dividends) at around $26. Woe be buyers. - View all 0 replies

I bought IYR below $47 a couple weeks ago, looking for $52.69 short-term and $54.89 intermediate as tests. Above $55 is a big breakout. - View all 0 replies
