    "There's a sense of recession fatigue," says KB Home's (KBH) Chris Cady, whose firm is seeing a 24% increase in the size of homes it's selling in real estate-scarred Sacramento. "Affordability is a key driver," he says. "I did all the pop-outs I could," boasts one buyer.

    KB Home (KBH +16.8%) reverses an early pre-open dip to ramp markedly higher on a solid bottom-line FQ3 report this morning. Net earnings swung to a surprise profit as the home-building company delivered more homes at higher prices. The company also reafirms that it expects to achieve profitability by Q412 and for FY13.

    Home builders (XHB +1.8%) ranked among today's top gainers on surging single-family housing starts and existing home sales rising at the highest pace since the first-time homebuyer tax credit artificially sparked sales in mid-2010. But hold the champagne; a Harvard analyst still sees single-family starts rising only to ~1M, "not even half-way back to where we should be in terms of long-term trends."

    Buffett's been betting big on housing, and not just in ResCap loans. A few reasons to play along, according to Joe Light: 1) New-home inventory is at a five-decade low (heading to less than six months' supply); 2) Prices are making their move up, and may have momentum; 3) price-to-rent ratios are back to levels from a decade ago.     Homebuilders buck today's downtrend as Goldman upgrades the homebuilder sector to Attractive and raises its ratings for MDC +5.6%, KBH +2.1% and RYL +4% while cutting NVR -1.8% to Sell. The firm thinks "investors should take advantage of the likely volatility in the space given U.S. homebuilders' strong correlation with the still depressed levels of new home sales."

    MKM Partners makes a bullish call on homebuilders, upgrading KB Home (KBH +1.8%) and D.R. Horton (DHI +1.7%) along the way. The firm expects new home sales growth to accelerate heading into fall, which in turn will lift valuations.     Homebuilder stocks are taking a hit despite the upbeat tone of May's New Home Sales earlier today. Results show just 4.7 months of inventory available, well below the 14.3 months seen in early 2009, and lower than the six months considered to represent a healthy market: XHB -1.4%, PHM -2.1%, DHI -1.2%, TOL -1.5%, KBH -1.7%, MDC -1.9%, NVR -1.5%.
