    I used to live in Madrid. A very large portion of the Spanish economy is construction / real estate and banking. Both sectors are in the toilet.....I predict unemployment will go up to 15%. Reply

    Thanks for the articles. You have correctly identified the problem and your predictions are probably correct too, but your solution is very strange - after saying that Spain has avoided much needed corrections, you are now proposing a bailout for all the irresponsible lenders, borrowers, builders etc. In other words, the economy would not be allowed to correct itself, because the irresponsible behaviour from previous years would not be punished (at least not to the full extent.)

    I believe that instead of a bailout, it would be wise to let the builders and banks fail, let the land prices fall back to truly affordable and sustainable levels and finally learn the right lessons.

    Excellent analysis. Could there be a domino effect throughout the European Union? The financial system is the backbone for consumers and businesses, if it goes under so does everything else.
    In the US we lowered interest rates to save the mortgage industry, but it has devalued the $ further, boosted the cost of oil and ultimately we will face recession or inflation. A delicate balance is hard to achieve, but the Fed and Congress has taken steps to help maintain stability and confidence in the system. Spain's Govt. needs to act now to soften the blow.

    Spain ranks #1 in the EU to employ the government as a percentage of GNP over the past 30 years. That is, thirty years ago the government (and taxes) in Spain were more like Portugal and Greece, but now they are more like Sweden. Don't you think Spain needs a "Ronaldo Reagan" to cut taxes? Oy! As for your plan to rezone land, that's very popular in many countries, but all that does is make houses more expensive to buy--it hurts consumers and helps developers. I say cut taxes, but fat chance of that happening in a socialist European country. Reply

    -a little long winded but the crash in economic terms is going to be hard. Its a pity Trichet hadn't foresight what he was doing when he reduced ECB rate to 2%. Now we have to swallow the bitter pill of INFLATION to raise rates to make things even worse.

    The Irish situation is as HARD as the Spanish situation and for teh same reasons , interest rates too low and .com excesses not shaken out but with one proviso

    On a per capita basis Ireland attracted far more immigrants than Spain in the period 2004-2007 . They came to build.

    Spain has 3 classes of immigrant, the retirement type from norther europe, the cheap flight beneficiary and the immigrants who came to build or to replace the Spanish who left their jobs to go building .

    I would think that many of your 5m immigrants are surplus to economic requirements if there is no construction.

    As they leave you will be left with more empty homes but not as many as Ireland. Ireland does not attract holidaymakers like Spain does but the giant empty apartment complexes around Madrid will not attract holidaymakers either, you may as well knock them.

    The bubble has popped. I don't see any way to avoid the devastation which will follow for Spain. The article provides great insight and a course to follow to avoid the bitter end of the crash. Thank you. Reply

    Update: we just added the NETS (Northern Trust Exchange-Traded Shares) FTSE 100 Index Fund (LDN) to the list.

    Index Universe explains that "the NETS family takes a slightly different approach to country investing than the iShares – Northern Trust has opted to use locally favored indexes in many cases, while iShares, the main existing provider of country-specific ETFs, tends to use MSCI’s country indexes, which are favored by institutional investors."
