      I always thought they left others to take
      care of their $$$$.
      I am surprised they would take time away
      from mr hope and change , the guy with all
      the answers and his leftist fixes for all ills.
      I sure am glad Hillary and SNL teamed up
      to mock his media coverage.
      Sad to say war and conflict are not anything new.
      The reality is there will be many more of them.

      McCain not even in office nor has he won anything
      and already the blame is directed toward him !!!
      I believe if an elephant party member gave every
      donkey member 1 million $$$$ they stil #$%^&* and moan.

      I saw this coming way back when. I am a realtor for the past 22yrs so I have seen a lot
      of different markets-- good,bad and now the ugly.
      I usually represent sellers and for well over a year I have seen the eroding
      of the selling prices. You are correct sellers are in denial,they say not over here it is only over there. The market time marches on gets longer and longer and thier asking prices gets farther away. Now I am not in the mega pricing areas I am talking 80 to 400.
      Yes there will be plenty of foreclosures to come on the market. Guess what the banks are doing the same with those asking prices !!!!!!

      Tim, I to am a Realtor been doing for over 22 yrs so I have seen a thing or two.
      I believe the big US economy has used different sectors to keep it going. The last one was real estate and that just completely blew up. The most recent post shows no responsibility sure they are many many to blame but to point fingers and continue to say not me it is you is what is wrong in the good old USA. I guess I am just plain old fashion or was it a good bringing up !!!!
      I saw this coming with the 1st offer I received 4 yrs ago that stated this very crazy financing. Absolutely no risk at all to the buyer for they had absolutely no $$$$ in it .
      Now that is some responsibility.
      The agent above is entitled to his or her opinion. You just watch how many of them will shortly be writing a new resume.
      I am thankful that I have always studied the stock market and not real estate.
      Oh yes ,I have done pretty well I am not one of those mega brokers no I just gave good old fashion service.

      they do,they will appreciate it.

      I have been a Realtor for the last 22yrs assisting people in the south suburban are if Chicago.
      This is a difficult market place in good times but I have managed to close 4 to 6 million a year most of the time. 2007 not so good, my worst ever. I knew this mess would happen the day they started taking the apps for the sub prime loans. I am bit old fashion I believed that if you have no risk you will do dangerous and stupid things. These buyers had no risk and nothing but a house to lose.
      As for the numbers I never put much faith in them. I sure would not base an investment on NAR's figures or any of the brokers.
      Want the truth ask the spouse of a Realtor,Developers,Bui... Inspector, Tile Company,Construction workers and on and on.
      THE SPOUSE,that is where you will get the truth about numbers. Watch for the fall out in all these professions. Shortly the yearly membership, association and union dues ,fees, or payments are due. Lots of career changes ahead for many. I started my education shortly after the sub prime began ,glad I did .
      Oh yes what about these developments and projects ??? What bank is going to lend them money to pay for the invest and then what bank is going to lend them the money to pay for that interest ??? What a mess !!!!!!

      Markham, I have been in R/E for over 22yrs and did I see this mess coming back 3yrs ago.
      The R/E sellers still do not get it. They feel it is effecting their neighbor not them. Even the builders are in this mind set.
      I have been trying to educate sellers as to what needs to be done but the ear plugs are driven it to far to hear. Prices to high , inventories rising ,property values dropping,buyers are invisable and media making sure the everyoner knows this.
      Rate cuts will only help confidence nothing more.
      This too reminds me of the screaming kid in the grocery store and the appeasing parent
      giving in with more sugar goodies.
      Lots of blame to go around. Glad we taught our son fiscal responsibility and you may have to sacrifice too.

      Nice post, I actually used JNJ to build our real portfolio started from an acorn and has turned into a nice size oak. I should have listen to Brinker and my wife back a few years certainly would have been a grove of trees.
      No longer as aggressive so port is 50/50 stocks -Vanguard GNMA & HG YLD Bond funds.
      Question
      Have you ever looked into Dividend ETF's ???? could I score larger returns ???
      Or do you find stocks the way to go ???

      Thanks for pointing this out . I have been in real estate for over 22 years and have never seen such a dismal market. I comment as I see them from my market place in the south ,southwest areas of Chicago. The down trend started for me in aug 04 and has progressively dropped off. Sure I have made a living nothing like those mega brokers but I WAS doing ok. These NAR numbers are wacked !! No one tracks dead deals. I do personally because it will tell expose a trend,a trend that is not good for anyone. SUB PRIME to me equaled lots of dead deals and foreclosures to follow. That is exactly what occurred. It will take awhile to work out of this mess.
      Today buyers are non-exisistent , sellers are in denial about pricing,appraisers penciles no longer just fill in the number, new builders sales managers talk to and send brochures to local real estate agents, broker owner's continue to send in stats without dead deals,
      NAR tries to sweeten up those sour numbers and what will the real estate TAX MAN do now.

      I have only done a third of my normal business I do each year and I have been very successful. It is clean out time. Many so called agents will be gone .I hope the mortgage side gets a big flush tooooo.
