    David you are young just starting out, please do what you say and invest in dividend growth stocks. I am retired and wish I had started sooner. I am doing fine with my Roth IRA and other investments, but I wish I could start again, younger. As retirees we have limited choices as we have to protect our principal. Good luck.

I am so glad you have skin in the game so that you can make the same mistakes we are making: selling too soon, holding too long, not buying, ect. Are you going to start buying dividend growth stocks to diversify your portfolio?

    Lecicon Why has the price of the preferred decreased from about 27 in may to 20 today. The increase of the 10 year bond from 1.5% to 2.6% shouldn't have that much influence.

    Like you said HCP is still a good company and value, but the board decision to terminate Flaherty with someone with no REIT management experience is strange. The new CEO was part of that strange board. Was she seeking this job? If they truly want to do what they say they should have announced this appointment as an interim and start a search for a qualified CEO that can run a 18 B growing REIT.

    At today's open the stock is up .12 a share people could get out of the stock. There must be some buying support for the stock, I wonder if it is HCP buying their own shares. I still think the stock would be ok for the long term.

    A very bad hire for a large 18 B REIT. Seems strange. The board is really strange as are their decisions. All REITS have suffered declines in price since the 10 year rate moved up from 1.5% to over 2.5% almost overnight 3 months ago. How to wreck a great firm in 10 minutes. Way to go board.

    I do not know of any accounting issues with HCP, but it is a guess on my part due to the two positions CEO and CFO are sometimes at odds. The CEO wants to aggressively expand the business while the CFO wants to use conservative accounting methods. That may account for the 4 CFOs.

    Robert The major shareholders of OCN are the major shareholders of HLSS. They set up HLSS for its high dividend and servicing OCN loans. The two companies act as a team.

    Strange, the board usually backs the CEO. 4 CFOs in about 10 years is a lot. What it tells me is the CEO was trying to use some aggressive accounting methods that the CFOs did not think appropriate. Remember the CFO is the head CPA of the firm and as such is in charge of accounting and the financial statements. I remember AT when their CFO suddenly quit their stock declined from 14 1 1/2 years ago to 4 1/2 today. Lucky I got out at 13. I think HCP will be a good long term buy after they figure out possible accounting issues.

    Chris Good article and you can tell by all the comments that you brought up an important point and got a lot of feedback and discussion on your topic. This using steam and hot water is new to me and I haven't seen any articles on it even though some knowable people made comments saying it has been around for awhile.

    DDS - Interesting article as I own HLSS in my IRA. FYI After extensive due diligence talking to CPAs, HLSS can be held in an IRA account without any PIFC consequences, you don't have to file a QEF election, no adjusting basis, and no tax reporting. The PIFC designation only applies if you hold the stock in a taxable account and then you will want tax help and be sure to have the QEF election filed. They are reporting 3rd quarter earnings on Oct. 17 at 11am.
