    If you go to the fastgraphs.com website you can watch a promo. and five demo video's. And if you go to youtube.com site there are many more videos by Chuck on specific topics such as MLP and REIT stocks which have differences in the way graphs are constructed and reviewed. I just spent two hours watching these and intend to try the demo software.

    I have had ARCP on my watch list for some time. There is a feature article about Schorsch in the current Fortune magazine which is not complimentary. After reading the article last night I resolved to remove ARCP from my watch list and focus on many other good REIT's. ARCP would not be a sleep well at night position for me, even with Schorsch's announced departure.

    The answer for Darden is to fix its broken business. Just one example beyond those problems noted above: Why do they extensively advertise on cable TV in the Western US if all their Longhorn restaurants are in the East? This is NOT a national chain. Its a collection of boutique regional food chains. Some of these chains are not doing well and need to be fixed or divested. REITing the land will mostly benefit the vultures. Management needs its eye on the ball, not this diversion.

    These are great recommendations for those, myself included, fortunate to reach retirement age with sufficient resources to live on dividend income and other sources without touching principal. Unfortunately, this is the minority, as many folks do not have such resources at or near retirement.

    Press release says "closing anticipated by year end". Does each entity (KMP,KMR,EPB) close at the same time? Is there a vote or does the GP (NYSE:KMI) have the power to do this by the partnership agreement? Do unit holders get to select all stock, part or all cash by proxy? Will litigation hang this up for awhile? This consolidation seems backwards from normal (GP acquires the LP). Hope to see some consolidation details, process, timeline, costs, etc. from Kinder soon. This appears much more complex than just some bean counters finding other jobs. I expect to see 500 more SA articles on this before year end. What a bonus to SA!

    Real estate occupancy rate and server utilization rate are not the same thing. For example, say your office suite is 100% occupied. The computers in your office however have processors that are probably well less than 10% utilized.
