    I've owned REITs for over 20 years and have earned total returns better than the broad market averages. REIT stock prices have always been pushed around by big moves in interest rates, such as this past April-May on the upside and May-June on the downside.
    The important focus is on longer time periods where these moves smooth out and the big distributions, modest growth and the tax advantage combine to produce attractive total returns.
    I have 12% of my equities in REITs, including full positions in HCN-PI, LXP, MAA, HTA, MPW and small positions in OHI, O, STAG, DLR and EPR.

    I understand your position. My view is just a little different. I've owned some BDCs over the years and developed an expectation that their longer term total return would be about 90% of the dividend yield at cost. I bought three (ARCC, FSC and PSEC) in roughly equal amounts totaling about 2% of my equities. They yield 10% at cost, which is slightly below market. They certainly aren't my favorite holdings, but I'll hold on for now.

    Agree on WU--I'm long. Bought last year shortly before the 33% drop. Had to decide to sell, hold or buy more. Rarely buy more but did then.

    XOM is, IMO, an outstanding company in almost every way.
    Certainly as an investment over the long term it has been great.
    It's one of my largest holding. But I probably will not ever know when to sell it until it's way too late.

    One thing to keep in mind is that inflation/interest rates/GDP will change. Can go either way for a long time. Companies that have paid dividends for decades may have to cut or stop. Diversify, in a number of ways.
    I'm approximately two-thirds equities. The balance is mostly individual bond issues and cash.

    It's very well done with lots of useful information for about $200
    a year--well worth it, IMO.

    Bob, I bought AGNC and LNCO at about the same prices that you did.
    I took a loss on each. I decided that mREITs were so different from property REITs that I didn't understand them well enough to own them.
    LNCO was different. If I would not buy more then I should sell in the face of the SEC investigation.
    Last year I bought WU at $16.43. Soon thereafter it dropped to nearly $12. I believed that the problems were not that serious and bougth more at !3.24. So far so good on that one.
    Your portfolio looks great to me. I pay attention to what do do. Thank you.
