    Jeffrey, If you actually worked in business you would know first hand why productivity has not dropped and wouldn't be writing so glowingly about it's statistical resilience.

    It's always been true now even more so, now with health statistics reversing proving the point, Americans are worked to death. Corporations have taken advantage of the current job market and cut head count, pulled in delivery dates and clawed back wages. Gee, these guys are now an Economics geniuses! The media is guilty of not lifting the hood on the Econ statistic metrics. Not when wall street was disproportionately buoying the average annual pay and not when productivity is seemingly resilient.

    Well guys, why is no one mentioning the 3 year no refinance lockup and the 2 year teaser period? That's the fingerprints of criminal intent my friends! There's nothing about a couple who qualified for a fixed rate, but the broker would get a full 3% of the whole loan to push a much more expensive "exploading" loan that is remotely "market forces". That's criminal and so far I don't hear of 1000's of brokers being charged with fraud.

    Yes this practice and industry _does_ need regulation.

    BTW, most credible sources are now giving credit for the 2003-2007 boom to extreme liquidity injections by Ben and home equity with drawl, not Bush tax cuts. You might subtract that phrase from your vocabulary praising the past 7 years. Which brings us to the current black swan event we are sitting on and thus can only partially see. The crumbling of our banking morals, facilitated by asleep at the wheel, lack of morals and greed. 1 yr from now I bet you revise your forecast again retroactively. :)
