thanks for the overblown hyperbole butthead. all real estate is local. NYC and Charlotte NC have commericla vacancy rates below 2%. Yet you claim "resid and commerical real estate everywhere" is overbuilt. Get a clue. "Markets" are made up of many submarkets...a la "sub prime", "alt A", etc. Idots who lump together submarkets, like yourself, created the residential housing mess we are in today. Get a grip and pull your head out of the ill-informed crevasse it appears to inhabit.
