If you want experimental meds look abroad,if you took approved us meds that had a recall look to retire after your lawyer buys his 2nd condo. Give and take not a chance us FDA will let anything slide w/o due process

    At best on time means 'Blackbox', hope those in need of the drug get it, $1 per cvr means all win at current prices. Pretty simple here, not a blockbuster but it will help those in need and pay $1 plus those who are wrong on future sales

    Best option: longer term debt deals, Yellen or not this micro-interest rate environment will not last forever, (if QE is needed much longer we are all in trouble)

    I think if they can lever up and execute at favorable cap rates $6 is achievable in q2 2014 assuming dividends, if they can achieve that and then call 10% of the preferreds or convert them to warrants with a provision to reduce the strike price by $2 per share per year it would be the best way to get the $7 mill in pref div overhang off its back while reducing dilution as executing would elimate the yield in terms of strike price.

    That being said the recent equity raise with downside protection on a already low sp shook me a bit

    I agree with the comment on the CC, Dugan really sold the point he bought a million shares and could tell from his tone he wanted to show he has skin in the game. Major step up compared to last CC. I would still like other officers to buy more, 10,000 shares would help build confidence further.

    If they don't buy or produce anything meaningful soon I am out, shocked by a poor execution given a second chance with QE and rates, equally shocked by a lack of fixed loans and "connections" Dugan brought to the table. I think they have a shot, and the ability to achieve, but holding thousands of shares in this environment where they produce nothing is not worth it. simple b-model, simple, simple solutions, no communication, no leadership, not for me.

    The only thing that gives this company a competitive advantage is the small window of time they have left to secure favorable financing and deploy cash to get good rates on niche properties. For mgmt to prove their worth they must lever up now at 5+ year terms sub 4.5% and continue to lock up 8%+ cap rates with a CPI adjustment. They should either do that or accumulate a larger position at the current "cheap" share price. They also need to sell the remaining CDO stakes while rates are low. Im yet to see $13 mil in employee expense worth it thus far, but I hold my breath

    Side note ,chris I wish you the best of luck in litigation via your other preferreds being paid in the merger. If you lose I see a run on acquirable/discounted reits in the form of preferreds that generally trade at par.

    As stated before Yellen is in, we'll see soon where the market decides on rates, Dugan is either a one trick pony in truck terminals and bts. As stated there is a lot out there with plus 8 rates. This CEO needs to stop insulating himself with like minded employees, my expectations are $75 million in fixed loans and $65 in new 8+% properties. One must juice the common to get the preferred monkey off our back, at $6 a share one could easily convert preferred to common in warrants that their strike price is "walked down" by $2.05 per year. Non dilutive easy and win/win. If Dugan doesn't buy soon we are all in trouble as he lacks the confidence to see this through

    I would think another $250,000 in insider buys would prop gpt back up where we have options in terms of financing. Dugan is an interesting character, I have been impressed in some regard and extremely disappointed in others. He is smart and connected but cannot work a conference call to save his life. I also assumed his banking connections would have yielded more fruit. The business model is not in any regard complicated yet they seem to be lacking in their sales abilities, I would have thought a man who walked out the door from wp Carey and was labeled an "upstart" would be putting the sales drive in overload. Plenty of properties out there if they are as good as they say they are I expect +8% cap rates and solid fixed rate financing. They need to step it up in a big way, sooner than later is the difference in millions for them and shareholders

I think GPT is at a crossroads, especially given the rate sensitive environment that Yellens election will quell (80/20 those who "hope" love the easiest way to being the "1st" to appoint xyz) Why are directors not buying if they they believe in this company

    It would be foolish to do a equity issuance at this point when the fundamental strategy is to build its base on leverage. it also seems like a gamble at this point to get a credit facility right before all this speculation of tapering that just drove rates up. This is a conservative business model, it would make sense to get a deal done in late September. Markets will digest the Feds actions and pricing will be efficent. Regardless of opinion on the subject the info will be public late September and mgmt can borrow and lease accordingly. They should be able to borrow though at differing rates and continue to build their base. That being said I think Dugan should buy more shares, or increase exposure, I mean I only know about this stock because chris went on Bloomberg. If Dugan went on tv and said with confidence that they can handle any rate environment easily and efficently the premium this REIT/not REIT will place on solid mgmt will increase
