      I recently analyzed NAT because it had more historical data available ( over 10 years) compared to FRO. It seems that if you could live with fluctuating dividends and your are ok getting a portion of capital returned, then a small position in tankers could make sense..

      I am sorry but the REIT that you are reviewing has a history of decreasing its dividends to shareholders.

      In fact the quarterly dividend in 2008 is less than half what it was in 1994. If history were to repeat itself i would imagine that your yield on cost will be 3% by 2022...

      Why don't you just purchase reits that increase their dividends like NNN or O or ones that keep them constant like ACC?

      I am sorry but an 85% allocation to fixed income sounds risky to me. Research has shown that a 50/50 stock/bond allocation might provide better risk adjusted returns over time.

      Annual dividend payments have increased over the past 10 years by an average of 10% annually, which is higher than the growth in EPS. A 10% growth in dividends translates into the dividend payment doubling almost every 7 years. If we look at historical data, going as far back as 1985, APD has actually managed to double its dividend payment every seven years on average. If history were to repeat itself you'd have an yield on cost of 10.60% in 14 years :-)

      Just because financial stocks got all the publicity with their dividend cuts does not mean that all dividends were cut this year. Do not base your investment decisions based off recent news or you will fail to see the big picture.

      It's obvious to me that most investors here rely exclusively on capital gains as opposed to dividends. Since you are a partial owner of the business, why shouldn't you get paid for that ( dividends)?
      Imagine if there wasn't a dividend payment over the past decade. What would have GE's returns been?

      How certain are you on the stability of dividend payments from this list? I am not a big fan of auto stocks which are pretty cyclical in nature - TM , NSANY and HMC.
