      Ah, the "morality" of Capitalism. It seems to me, the burden of morality should rest with the "professional&quo... lender when dealing with the "amateur" borrower. The lender has the "moral" obligation to ensure it's product and terms will meet the needs of the borrower. I guess commisions, bonuses, and options are now the lenders primary obligations.

      Corporate America broke the contract with the Middle Class starting about 1975. If these poor lenders don't like the terms of these mortgages, they shoundn't agree to them. Capitalism is an ugly beast. Get used to it.

      Most employers will fire an employee if they can save a dollar by doing it. Nothing personal, just business. Sorry 'bout that. All you rightious critics are the same ones always harping about loyalty to your employer. Then your blindsided by HR and wonder why you did'nt earn THEIR loyalty. These mortgages are governed by the contract agreed to by both parties. Either party can breach the contract and accept whatever penalty allowed by the contract.
      There is no morality involved. Always protect yourself first.

      Sorry to keep pounding you Tom, but I forgot the best part. I suppose the lender could 'forgive' the current difference in principle owed, but what about next year if value drops another 10-30%. Will the homeowner default anyway on his failed investment? Will the lender capitulate again? And what about the following year. And I'm not sure how your 'government' guarantee works, but count on anything the 'government' guarantees as a taxpayer bailout. You and I WILL pay for it. Everyone is a winner...NOT.

      Tom, Tom, Tom. Where do I begin. All these 'households' you're referring to are making what...$20...40...60K. Hah. Good luck qualifying at these prices with no down payment and severe consumer debt. And good luck to a new investor/landlord attempting positive cash flows at these cap rates. Prices will stabilize when Joe Sixpack can qualify for a 30 year fixed mortgage. Till then he needs to start saving that down payment. Prices will stabilize when Joe Investor can generate positive cash flows. Till then he'll invest in Pork Bellies.
      As far as replacement value, that means nothing. Why do you think builders stopped building. I bet construction labor (and eventually materials) is dropping like a rock. Lots of contractors are getting nervous. Will work for food! You're right about one thing. It is temporary. Go Vikings.

      Homeowners Feel the Pain of Over-Improvement Syndrome
      I can envision one day when the outlying neighborhoods are slums just like 2nd and 3rd world countries (think Rio de Jenereio, Brazil). McMansions dissected into drug infested tenements just like beautiful 20th century inner city mansions were when they fell out of favor. I wonder if Europe has allowed this sprawl since I left Germany in 1990?
