It's amazing what can happen when prices revert to the mean. Although I don't buy the "housing recovery" nonsense. There is still too much inventory, shadow inventory, and pent up seller demand for the market to recover any time soon. If prices are allowed to revert to historical values (which the powers that be are doing everything possible to avoid) we may see a national uptick in sales. Unless the reversion occurs, expect a decade of stagnant or slowly declining values. I won't event throw in demographics which will likely keep prices in check for the next 20 years or so.

I think "seasonally adjusted" is the key word here. What is the raw data point? Seasonally adjusted usually implies some fudging of the data to obtain a more favorable result.

Good analysis. There will be no normalcy in the markets until asset prices are allowed to correct and the bad debts are flushed out of the system. Government intervention in the markets must cease too. I've been sitting on the sidelines for several years waiting for house prices to correct before becoming a homeowner again. The way things are going, it seems that will be several years away if ever.
