  • Student Housing REITs Appear Poised To Outperform Market Through End Of 2012 [View article]
I just graduated from RIT, at which 2 different firms built up off-campus housing adjacent to campus. The properties in these fill up QUICK (at least for the 9 months or so that students are there) and generally have high rent rates compared to real estate in the area. But this is due to amenities, friends being close by, and bus service to and from campus. As Zvi mentioned, learning to craft these places with the right materials over time will help with maintenance costs and the like.

I also would like to note that these types of properties are great investments because all or some of the rent is paid by student loans - so default on the part of tenants is not nearly as big of a concern as that in general RE.

  • The first reviews for the Tesla (TSLA) Model S start to pour in, largely on the positive side. The electric vehicle boasts impressive acceleration, a smooth ride, and a massive infotainment system chock full of delights, according to the writers. With demand for the model uncertain, and its success seen as an all-or-nothing watershed moment for the company, early buzz on the car is viewed as critical. Great math.

  • Tesla's Management Seems Highly Optimistic [View article]
I understand your point and perhaps they are "high" on their new toy. But consider this: 10,000+ reservations came via word of mouth before anyone even sat in a Model S. That's impressive considering the Volt hasn't sold this many WITH dealership / sales presence and advertising. I would not be surprised if the reservations jump after friends see the cars and ride in them. The cars are designed for utility and I think people can appreciate that and will want them because of the better ways they can use the car.

Agreed. Also, the article was poorly focused on the maintenance front since there is a very limited amount of maintenance needed in the first place. Note that an advantage of the Tesla is many performance issues and software can be updated remotely, further reducing need for physical servicing.

This is precisely correct. Many folks (analysts and general consumers) don't understand the strategy Tesla employs, which I think is pure genius: develop a sports car to help wealthier folks fund solid engineering development of the EV, then use this knowledge to market a more competitive car in the market akin to luxury sedans. Note here that prices will reduce to due the process improvement in manufacturing and sourcing due to sheer volume AND that such a vehicle is something that WON'T be affordable to the masses but is certainly pretty attainable by more of the population. Oh yea, and then Tesla's plan is to create a mass market product that IS comparable to the Volt and Leaf (not the Model X ... there's another one in development).

Comparing the Volt and Leaf to the Model S is like comparing Apples to Oranges. You can't do it. The feature-sets and engineering are drastically differently neglecting the range. (Though, arguably, the power train and range are drastically stronger in Tesla vehicles).

In a certain light, Tesla is merging the agility and innovation of the Technology sector with the Transportation sector. Think of Apple in it's infancy, for example. I can't wait for Tesla to scare the pants and impress the analysis, status-quo industry, and consumer :)

  • Verizon Will Shoot Higher On New U.S. Army Project [View article]
False. On many models, mostly Android, you can surf and talk at the same time. Also, outages are 4G related...gotta give credit to a company spearheading a brand new technology so aggressively.
