    Downstream Assets are worthy of investigation to take risk by investing. The Author is to be commended. The Natural Gas portion of the Refiner's is the Growth Potential. Inlet Volumes sufficient to meet the capacity of these plants is the key. NG Processing/Fractionation requires near capacity operations for Margin Protection. Domestic Wellhead NG volumes are increasing; the question is who is operating at or near capacity? Buy those.

    All the Canuk Asphaltic Crude is pretty much stranded without the Keystone PL. Why would a Buyer want to pay much of a Premium with Limited Product Merchantability? Exxon shipping the Project Engineers to Non-Canadian points elsewhere. Dam that Bakken and Eagleford!!

    The Keystone PL will gain traction about 2020.

    I'm a Texan since 1842, buying more Texas Land while the gitt'in is Good. Is that an unintended consequence of Barry and Ben's QE? All I know is you must make hay while the sun shines!!!

    I have failed to do as well in the manipulated public Equity Market since QE INFINITY began. I have pulled my Odds Down and only have bets on 6 and 8.

    Who are we relying on for this AAA through BBB rating???

    I too bought back into the Muni CEF's. This may be the first year my Income Tax Rate is not in the top bracket, due mainly to some poor bets. Still buying raw land in NE Texas, some minerals included. Buying collectable Weapons too. Good to follow you!

    Gas Frac has a place, but not in the initial completion fracing of Shale Wells. I see them used as a displacement method and energy assist in subsequent treatments of older wells. My Texas reports finds their Canuk Management out of touch with the realities of deficiencies in the Services Offered.

    Oh yes, add Canadian FracMaster, now defunct, but a once high flying publicly traded Service Company.

    Death of conventional Equity Investing from QE? Financing so cheap now, why not buy land? And they are!

    Increasing number of Sellers contacting us to Buy their Land. A definite turnaround since we were getting 1 in 20 to consider an offer in 2008.

    Appraised Property Values flat, expected to decline in 2014 and a first in over 10 years.

    The old middle class is in a continuing state of decimation. The new middle class is brown. K-12 classrooms at capacity, White and Black student enrollment flat, 15 to 30 percent increase in Brown enrollment.

    Northeast Texas observance. Our Family has been here since 1842. Amazing Transition going on here.

    I don't believe the Brown invests in the Stock Market and they certainly appear to be proliferating rapidly as the New Middle Class. They too are competing to Buy Land, not Equities.

    Many, many LEVERED Businesses know well their relationship(s) with the Lenders. When Distributions are the main reason for owning a Publicly Traded Company it can be said one is chasing Yield. I can only attract the Doves by BAITING the Fields while they Migrate. It is illegal, but nonetheless a way to Attract and Harvest. I have come to understand the WARNING Sign from Declining DCF, along with Increased Borrowing, to BAIT the Yield Chasing Investor = Unsustainable! Watch the Lender(s)!!
