DDR's website issued a statement back in December, 2008 that its dividend for 2009 was likely to be $1.50 per share slashed from 2008. If calculated, it is about 19% from your stock investment. I don't think DDR is lying to investors in the US and the world through its website. If you consider the beaten-down stock prices and dead real estate market that will eventually turn up in 5 - 10 years, this could be the investment chance of your life time.
In addition, DDR will distribute maximum earnings possible through dividends to be exempt from federal taxes on their earnings. Certainly, real estate market is dead, and the current economic downturn is bad enough to increase vacancy. But, that does not mean that all of their real estate holdings and tenants will get sour.

You're very correct. The biggest black holes in US history punctured in the US financial systems created through the unprecedented credit defaults are devouring all the dollars now, drying up dollars that should otherwise be circulating in the market. My guess is that until all the black holes are filled up with gold-backed US dollars, prices of goods will decelerate further and further. We might soon see a gallon of gas drop to fifty cents. We never know. If the US government depletes all the gold-backed US dollars to fill up these black holes and cannot find alternative resources to fill in the black holes (worthless paper dollars cannot be used, as you know), that's when the real problems kick in.
