Jack - Question unrelated to the article: I'm curious, what emboldened you to buy management-intensive properties in a remote city on borrowed money? Did you ever have to finance any capital improvements or operating losses? What gave you confidence that you could keep the occupancy high enough (if, for instance, the local economy continued to sour) to cover your debt service? Did you feel it was a sure thing, or did you feel like you were rolling the dice?
