    Most of the data they have is public information I can get from my local county. This is not like Costar and LoopNet who have exclusive information they have obtained about leases, cap rates, NOI, etc on the commercial real estate side. Most of this residential real estate information is already accessible on the through public sources.

    Redfin is on the rise as well. Realtor.com and Homefinder are out there too. If Google sees value in this market, they will be there too one day.

    RDN will be increases shares outstanding of 133MM to 163MM roughly. The stock price is yet to adjust to this. Dilution will make the company get stronger from a capital standpoint but the upside for the common shareholder is getting knocked.

    Once all of the legacy business is figured out, I would assume that the new business is going to be very profitable and probably as profitable as ever.

    The FHA rate changes coming in a few months will definitely push people toward PMI. The FHA process already is too much of a hassle in my opinion and is very restrictive if you are going to buy an attached home.

    Every female I know wants this apparel. It's a huge buy. This is mostly a female oriented store but does have some guy's apparel. Since we have mostly guys running institutional money, they don't get it yet. They will when they see the EPS coming in.

    I think your article does a nice job showing the current lending environment for BAC. I think you have a good point that 2013 maybe a flat year for the stock. If you are looking at a one year hold period then it may not be for you. Given that I note the following upside:

    -The interest margin squeeze is bottoming out. At some point this will go the other way.
    -There is still cash to be put to work by refinancing existing debt
    -The lending BAC is doing is small in comparison to other banks. I think that you are correct, but once again this proves there is a lot of upside for the bank.
    -The increase in dividend and/ or buybacks could prove to give at least some upside on the year

    A one year hold period may provide for a small gain but if you are looking at 3 years then you could easily see 30%+ in annual returns over that period.

    I think the election actually gave us some political clarity. We know what we are going to be dealing with for the next 4 years. We will have divided government. Dodd Frank will remain and any extensive new laws will be blocked.

    Even if you have student loans, you have a credit score. I don't know any 25 year old that doesn't have any credit. Additionally, underemployment for those with degrees is dropping rapidly.

    The cohort of young adults moving out of their parent's houses and becoming first time home buyers is a huge positive.

    If you look at the demographics and unbundling of households, there is going to be a huge demand for new homes coming.

    Unless interest rates spike up tremendously, continue to buy into housing.
