    markets such as Orange County, San Diego, and San Francisco are all seeing rebounds. Arizona has seen prices rise sharply and inventory low. Florida is rebounding sharply in markets like Miami. Real Estate is very local. You need to understand who is investing where.

    You mention REOs and Short sales on a national level. It doesn't surprise if there are rising foreclosures and REOs in Detroit, Chicago, Ohio, Philadelphia, & other Rust Belt areas. But the strong markets for growth are in the Sun Belt so that is what you need to focus on.

    There will probably be some pull back in these stocks near the end of the year given macro factors and seasonality but going long is a smart play

    Many reasons:

    1)Growing population.
    2) Real Estate is local and shifts are always occurring. Home builders are able to meet new demand in new areas (exampled being a flight of families from Detroit to the sunbelt)
    3)REOs and Short sales are declining in many key markets. Once again, you have to focus on the markets that matter to home builders
    4) Single family homes still being the desired product type for most families and Americans

    Real Estate is very local and in the sunbelt, it's really starting to turn around. Inventories of existing homes are low. Many people are negative equity locked into keeping their homes. This may provide home builders with a unique position to supply the market as 25% of homes in some areas won't see the market at all for years because the owner is locked in until larger appreciation occurs.

    REOs and shortsales are becoming a scarcity. There are so many investors out there buying and seeking out these deals that fewer and fewer remain.

    If you are looking for growth in this sector, go with Lennar.

    If you are looking for value, go with Hovnanian. I can't understand why somebody would short a homebuilder at $2, unless you think they are going to go bankrupt. The reality in real estate is that there are so many ways to finance, refinance, joint venture, etc on existing projects and new projects that bankruptcy would never happen. Nonetheless, it seems bankruptcy is priced in to the stock

    Standard Pacific isn't going anywhere either. In San Diego, they are getting close to a joint project to deliver hundreds of new high priced homes in the Carmel Valley neighborhood. They are far from dead in the water.

    Co Star is a very unique company now given its acquisition of LoopNet. It is hard to find many other markets that have no real competition.

    LoopNet was CoStar's only real commercial real estate information rival. With that acquisition, the market is top heavy with CoStar on top.

    Other companies like REIS, do have similar information services, but they do not have the same user function and scale.

    The only threats down the road are Zillow and Truilia, which could shift more resources to bolstering their commercial real estate presence.

    Wait for the stock to pull back. It's a bit ahead of itself on a valuation basis, then hold for the medium term.

    GNW cooled off because the couldn't take their Australian unit IPO. It looks like that will not happen at all now after a projected Jan 2013 target for the IPO. Management uncertainty also remains a issue

    Given that, the stock has about $1 of downside and about $4 of upside so it is a good play

    I think that would require either extreme fed intervention & /or European issues pushing the Euro zone on a lifeline. On the other hand, I never thought I'd see 10 year yields drop below 150 so who knows

    If we see a dividend boost, look out. Institutional investor ownership is low compared to other financials. Look for that institutional money to come back into the stock.

    More good news. The 10 year treasury seems to have bottomed on yields.

    Office real estate is probably a good play (Direct or REIT). Leases generally lock in inflation parameters: Example (2%Min 5%Max).

    High Inflation and Higher Interest Rates would however mean lower property values. If you are a long term investor, this may not matter, but it is something to be aware of.

    If you'd got into Chipotle when the first store opened in your area, I'd bet you'd be up pretty good. If I bought Apple stock when I bought my first iPod, I'd be up 20x on my money. I may not have jumped on that but, I did realize I liked Monster Beverage a lot and have been rewarded nicely.

    The bottom line here is that if you consider yourself in the target demographic for a certain product, then you can probably judge the company on some merits based on your own experiences.
