i think it is important to note that this asset class is one if the riskiest classes around. regardless of the "asking price" this property has too much risk for any investor. remember that one can buy a new walgreen (a+) at 8.5% so this is the floor. why would anyone want to invest in this DOG regardless of the "pie in the sky" projections....as we say in the south "you can't shine a terd"
