Pershing Square Looks at Prison...as a Real Estate Play

I suspect that prison facilities have wear and tear much like an office building or a shopping center. Also, ask yourself what you do with a prison at the end of its life cycle...I suspect uses could include renting it out for 30 days a year as a Haunted House or maybe a nursing home.Nonetheless, I won't be investing in this asset class any time soon. I prefer investments in sites leased to companies like Walgreen's, CVS, and AutoZone.

Chris - well written article...the problems you address are common from coast to coast. The underlying issue here is that the United States has much more retail space (and banks) and we are experiencing the "darwin recycling" program of the century. The US has much more retail space than other countries and that is why we are seeing Circuit City, Goody;s (East Coast), Linens N Things, etc..go bye bye.Problems you address in IE are just "tip of the iceberg" and you are absolutely correct that the lenders have no clue where this is headed....I just wish I had saved up some cash because the yard sales are just beginning !

i think it is important to note that this asset class is one if the riskiest classes around. regardless of the "asking price" this property has too much risk for any investor. remember that one can buy a new walgreen (a+) at 8.5% so this is the floor. why would anyone want to invest in this DOG regardless of the "pie in the sky" projections....as we say in the south "you can't shine a terd"

Its called survival 101...the consumer (who has a job) will only spend on food, shelter, and transportation. I think the biggest issue raised however is the consumer with no job as this consumer has no money to consume the bare necessities.
