    i think that refinancing everyone down to about 2 % would make everyone feel better, wouldn't cost anyone anything [ so long as the gov. furnished the money to the lenders for 0%] , put a lot of refinace people handymen, realtors, etc to work and would get rid of any existing screwed up loans. we then could go on to develop a national health insurance that would save gm, crysler and ford. as for the land held by builders i don't have a solution but then they should be playing with investors capital anyway [ and hopefully they aren't leveraged at 5 to 1 ] .

    no one believes we've seen the bottom. i personal consult with three familys that have decided to ride the free place to sleep as long as possible. they have asked me how to extend it. i tell them simple things like make application, when it is rejected find someone to make a cash offer around 40% of the tax value unless they are afraid it will be accepted, then negotiate by waiting till the last day or the required answer and counter with asking the owner of the mortgage to finance a higher but still below something that might be accepted and the next phase would be to offer to rent for a rate based on the original offer and then if all that comes to naught make them file eviction and carry your paper trail to the court to ask for a delay of 60 days because you were acting in good faith. the court won't let you stay without paying but they can put the responsibility on the sheriff who is now 60 days behind their normal 14 day eviction serving. all that said , does not include the moritorium of one of the mortgage owners till after obama 's plan to help home owners. all three have their jobs but have decided life isn't fair to them and it isn't their fault so they are getting all they can in free rent. oh yea none of them put money down and used seconds to get more than the house was worth in 2007. one has lived in the house since sep08 and the mort rep has offered to let them rent, one contact is only three months behind and has set up the first meeting with b o amer and the third has lived free for 4 months and has just been contacted by a rep.
    whats my point, i don't see a bottom to houseing prices here in atlanta for some time and i believe the economic bottom won't occur untill everyone has had an opportunity to remortgage their house low enough to make them feel okay about their financial future probably < 3%. we'll see.

    well, i agree with everything you said including short tbt except i sell the otm call. i really don't understand how we can have a recovery untill everyone with a home has a chance to refinace their home at a low enough interest rate to make them feel better off and lucky. you are the first writer that i have agreed with on every pt. thanks

    are you in hyg and emd for interest or capital appreciation and if capital appreciation where do you expect interest rates to decline to or how much more narrowing of the high yield do you expect.

    as a side pt. who is betting that interest rates will be higher before they go lower ( which will be required to refinance the world ) as the tyx did yesterday and still holding on this morn.? this is a genuine query. i am not in tyx just xom

    only a bond person would suggest such a catastrophe. my mail-lady said yesterday that her 401 had lost 40% and she has now moved her money to fixed (surprise) and my wifes cfo said his retirement account had lost 40% plus and that his just purchased a year ago house had lost over 200k in value.

    My Point. if we didn't do something extraordinary , even if its wrong, we have stopped the bleeding temporarily stabilized the patient and now we can start to pick around to find all the internal damage caused by the wreck that was our consumptive greedy souls fault.

    we might live and no thanks to the ultra conservative who never took a chance.
